Been a while since I traveled that region. But I remember back in the day stopping at Elby's Big Boy there. But as you got closer to Columbus they became Frisch's Big Boy.

On many metrics. The cityl once had the highest percentage of section 8 housing in Ohio. About 5 years ago the city reduced that number in line with other cities. Crime/overdoses have plummeted..housing values are up quite dramatically, downtown rejuvenation is accelerating, a new city manager was hired and he is working on converting the old mall area onto a new urbanist development. Middletown is also quite beautiful with quite a deal of topography with the Miami River valley.

But the main reason I feel Middletown is on the rise is the merger of Cincy and Dayton is rapidly converging on Middletown. There is no city in Ohio that has access to 2 major metros within 1/2 an hour as does Middletown. Greater Middletown is 3.200.000

Many towns between Cleveland and Akron have that kind of dual access. Though it won't ever converge in the same way that Cin-Day might, with the National Park being in the way.

Well, this thread may have been brought back from the dead, but I don't know if Zanesville can be. Z'ville was a strategically located canal town on the Muskingum River. It also has massive clay deposits, which made it the biggest pottery producing area in Ohio. Most people would consider the commute to Columbus to be excessive in time and distance.

I actually drove through Zanesville last year on my way to Pittsburgh...did a quick drive through. I think the downtown area has great bones and is lucky to sit right aside I-70. I thought it was quite beautiful and it seems like the kind of smaller city near a bigger city that might do well in the Covid/Zoom era.....quite similar to Middletown.
