I was told that on a NNN lease, brokers should take as commission X% of base rent (price per SF x SF) - not total rent (which includes NNN). That makes sense to me as NNN is just expenses that are being passed on to the tenant. Correct?

Yes, for the properties we lease NNN the brokers we use are only paid for the base rent, which is most common. I suppose someone could write their broker agreement to include more than that and slip it in if the owner didn't notice.
