We'll, what do you expect? This place is less than half hour from California and full of ex-Californians.

I would say I prefer California style homes/ subdivisions than those atrocious houses in Texas.

yES you are so right on that. Lots of California transplants. I have not seen any Texas subdivisions.

But I am looking for rural or it might be ok for a rural subdivision.

Virginia highland may fit your taste. 10 acres lots on the plateau. But need well and septic.

nEVER heard of Virginia Highland.

ALL THE PLACES I HAVE LOOKED AT IN MONTANA, IDAHO AND WYOMING HAVE WELLS AND SEPTIC TANKS.

My favorite store in Reno

SIERRA WATER GARDENS
An amazingly beautiful oasis next to the Truckee river.
The price is similar to big box store. You can find lots of rare succulents. There are also concerts in summer.
