HELLO.
So...
I have a current 50/50 Partnership with a good colleague of mine. With a few investors.
We are in the process of purchasing 10 acres from where the Worlds biggest thermometer line and back to the end.

There are alot of things to consider with "soiling", and a few others.
On the left of the I15 going to vegas from california. is San bernardino. To the right side of the 15- is all STATE/ Mojave Indian reservation territory.

So far we are planning to build (possibly the first) Energy efficient truck stop. As well as A Trucking School, solar field with battery supply.

What would your opinion's be on what to put there? that would make it somewhere you wanna go. Or for sure the Indefinite place to stop and stay a night??

You should put up a post in Baker and write an indecipherable message on it. Make sure you're drunk when you do it.

I know! How about a resort and spa for Baker, in a similar fashion of the Coachella Valley? Or... Perhaps a casino? Or even a factory shopping outlet? No?...

Here's where I'd start: Drive through beautiful downtown Baker and take note of all of the abandoned businesses there: hotels, restaurants, gas stations, etc.

That will tell you what type of business NOT to start, unless you're sure that you can come up with a better business plan.

Good ideas, Brandon.

The factory shopping outlet has worked in Barstow, so that might work. But, you'd probably need more than 10 acres for a factory outlet.

Perhaps a Starbucks? There have been plenty of times I've been driving to Las Vegas and thought to myself, I could sure use a cup of coffee.

Or maybe a marijuana dispensary?

In California, only Indian tribes can operate casinos, so that's out.

While I try to abide by the saying "never say never", I seriously doubt that anyone would want to visit a spa in Baker, California. It's just not a "resort" type of place.

On the other hand, the owners of Alien Fresh Jerky just had their plans approved to build a "UFO Hotel" in Baker, so who knows?

For families stopping by, the UFO Hotel will feature a fully immersive experience called The UFO Tour, where guests will have the chance to peek inside the inner workings of a UFO spaceship. The tour includes access to the warp engine, a view into the immense cargo bay where the crew store their materials, as well as their findings from Earth and other planets, and an interactive teleportation gate.

The rooms of the UFO hotel will be fully decked out – each room is a unique, one-of-a-kind experience, unlike anything anyone has ever seen before. Visitors will even get a chance to sleep in the alien crew’s quarters if they wish.

But on the flip side, here's a good article about some of the businesses that have failed in Baker (sounds like the OP might be purchasing the abandoned Bun Boy property):

Um, thanks. I guess... Gotta brainstorm some ideas for cities/towns/rural areas out in the beautiful desert!

If that's reservation land there, why haven't they built a casino?? Do you know how many people would love to stop and play on their way to and/or from vegas? If they won in Vegas, they'll be tempted to see if their luck is still going. If they lost in Vegas, they'll blame it on Nevada and claim "I only win in California!"

This comes from sharing a ride with many gamblers who seriously considered detouring to San Manuel on their way back from Vegas. I'm sure this HAS to have been proposed by many a developer.

But non-gambling ideas... I dunno. Baker we usually only stop at if there is a major backup and we desperately have to pee. For this. I'd propose putting something like the Buccee's brand in Texas. They pride themselves in HUGE, clean restrooms and giant convenience stores with a bakery, gift shop, super coffee and drink selections, etc... It's nothing like that cramped train station in Barstow. It's open and spread out and very Texasy. They have a cult following amongst texans. My mother loves them.
